Your data
The short version: you give us your name and a way to reach you, we use it to talk to you about a house, and that is the end of it. No cookies, no mailing list, nothing sold to anyone.
Student Home Management Services (SHMS) is a family-run student property management company in Stoke-on-Trent. We decide what happens to the details you send us, which in data protection terms makes us the data controller.

Only what you type into one of three forms. There is no account to make.
We do not build a profile of you, and we do not buy details about you from anyone else.
To reply to you, to arrange a viewing, and to tell you when a house that suits you comes up. Nothing else.
The lawful basis is that you asked us to: you are taking steps towards a possible tenancy, and answering you is our legitimate interest as a business. We do not send marketing you did not ask for, and there is no mailing list to be added to.

We do not sell your details, and we do not pass them to letting agents, because we are not one and we do not work with any.
This site sets no cookies. Not one. There is no cookie banner because there is nothing to ask you about.
We do count page views, using Vercel Web Analytics. It works without cookies, it does not follow you to other websites, and it cannot tell us who you are. It tells us that a page was viewed, not that you viewed it.
One thing is saved in your own browser: the shortlist, and only if you tap the heart on a house. That stays on your device, is never sent to us, and disappears if you clear your browser data.
Enquiries and viewing requests stay in our inbox while we are talking, and for as long as we need them afterwards: to pick the conversation back up if you come to us again, and to deal with a tenancy if one follows. We clear out the old ones periodically. Waitlist entries are deleted automatically once the academic year you asked about is over.
Ask us to delete yours sooner and we will, no questions asked.
You can ask us for a copy of what we hold on you, ask us to correct it, ask us to delete it, or tell us to stop using it. Email us and we will sort it within a month, usually the same week.
If we get it wrong you can complain to the Information Commissioner's Office at ico.org.uk. We would rather you came to us first so we can put it right.
