Question 1

Are bills really included?

Accepted Answer

Yes. One weekly price covers gas, electric, water and wifi. Nothing to set up, nothing extra at the end of the month.

Question 2

Is the wifi included, and is it fast?

Accepted Answer

Yes. Every house has high-speed wifi in the weekly price, working from the day you move in.

Question 3

Are you a letting agent?

Accepted Answer

No. We are family-run and have let student houses in Stoke-on-Trent for many years, looking after a handful of landlords who invest properly in their houses. No agency sits between you and us.

Question 4

How do I book a viewing?

Accepted Answer

Book online in a couple of clicks, or text, WhatsApp, email or call us. We show you round in person and answer everything, no pressure.

Question 5

Do I have to view the house in person?

Accepted Answer

We recommend it, so you get a real feel for the house. If you are far away or an international student, get in touch and we will find another way.

Question 6

How do I reserve a house or room?

Accepted Answer

After the viewing we send a short application form. We prepare your contract with your chosen room, you forward the guarantor section, and once it is signed and back with us the room is yours.

Question 7

Can I rent a single room, or do I need a full group?

Accepted Answer

Either. Most of our houses let room by room, so you can take one on your own, or bring friends and take the whole house.

Question 8

Do I need a guarantor?

Accepted Answer

Usually yes, which is normal for student lets. Your contract has a guarantor section to pass to a parent or family member. If you cannot get one, talk to us and we will help.

Question 9

Are your tenancy contracts complicated?

Accepted Answer

No. Plain English, no legal jargon. If anything is unclear, ask and we will talk it through.

Question 10

Do you take a holding deposit or retainer?

Accepted Answer

No, and we never handle your rent or deposit. A few of the houses we manage do ask for a deposit, paid straight to the landlord. We tell you at the viewing if that applies.

Question 11

Who do I pay my rent and deposit to?

Accepted Answer

The landlord directly, never us. We handle viewings, contracts, maintenance and day-to-day support. The money stays between you and your landlord.

Question 12

What happens if something breaks?

Accepted Answer

Tell us and we get on it. Maintenance is fast, and for genuine emergencies we are there 24 hours a day. Text, WhatsApp, call or email, whichever is quickest.

Question 13

Are there any house rules?

Accepted Answer

Nothing heavy, just common sense. Look after your housemates and neighbours, warn them before a party, put the bins out the evening before collection, and tell us early if something needs fixing.

Question 14

How do I get in touch with you?

Accepted Answer

Text, WhatsApp, email or call, and you get us, not a call centre. Inga is your main contact on 07989 264287. Out of hours, Phil is on 07971 560021, or email shms.contact@gmail.com.
